North Fork waterfront home at dusk

Orient · East Marion · Greenport · Southold · Peconic · Cutchogue · New Suffolk · Mattituck · Laurel · Jamesport · Aquebogue

We're there
when you can't be.

That worry you carry when you leave the North Fork on a Sunday night — we're here to quiet it. Weekly eyes on your home. Every storm. Every season. Every detail.

Our promise

Presence is the whole point.

A second home on the North Fork is a gift — the light off the Sound, the quiet of an October morning, the vineyards in fall. But when you're back at your primary residence, that same house becomes a small, persistent question at the back of your mind.

A homeowner's central anxiety is absence. You aren't there.

North Fork Home Watch is the answer to that question. We walk your property on a regular, documented schedule — inside and out — looking for the small things before they become expensive things. Then we tell you exactly what we saw, so you can rest.

About us

Locals. Born and raised on the North Fork.

We're not a franchise and we didn't move out here last summer. We grew up on the North Fork — we know the back roads, the tide charts, the tradespeople, and which houses sit in the wind. This is home.

We're active in the community as volunteer firefighters, which is part of the same instinct that drives the business: show up, be reliable, take care of your neighbors' homes like they were your own.

Construction

Decades of hands-on building experience — we know how a North Fork house is put together, and where it's most likely to fail.

Risk Management

A professional background in identifying, preventing and mitigating loss — the same discipline we bring to every property we watch.

Real Estate

Deep familiarity with the local market and what protects the long-term value of a home out here.

Our services

Everything ready the moment you arrive.

A common story from new owners: a week or two spent chasing down vendors just to get the house back in order. We step in as your single point of contact — frequent updates, always reachable — so your home is maintained and welcoming when you walk through the door.

Vendor Management

We coordinate and meet cleaners, landscapers, HVAC techs, oil, plumbers and contractors — anything that needs someone on-site. One point of contact, so you don't take calls on your commute.

Weekly Property Checks

We visually inspect your property inside and out — HVAC, plumbing, appliances, pool equipment, exterior envelope — confirming everything remains in the condition you left it.

Continuous Maintenance

Preventative care is what preserves a North Fork home: power washing, gutters, seasonal turnover, pool and routine service. We schedule and oversee it on your behalf.

What we do

Every storm. Every season. Every detail.

Services are tailored to your home and how you use it. What follows is where most of our owners begin.

Weekly Home Watch

Weekly Home Watch

Scheduled interior and exterior inspections with a detailed, photographed report after every visit. Peace of mind, delivered weekly.

Pre & Post-Storm Checks

Pre & Post-Storm Checks

Automatically triggered by defined weather events — named storms, high-wind advisories, hard freezes, flood warnings. We're on-site before it hits to secure the property, and back on-site after to document conditions and start the response.

What we do

More than a service. Peace of mind.

These are our core services — the requests we hear most often. Every home and owner is different, so if there's something you need that isn't listed, just tell us and we'll arrange it.

01

Interior Oversight

Visual inspection of the interior for obvious issues — HVAC function, water leaks, humidity, temperature, alarms and more.

02

Exterior Checks

Roof, siding, screens, decks, pool water level and equipment, lawn, and overall curb appearance — everything the weather touches.

03

Vehicle Maintenance

We check tire pressure, run the vehicle for 15–20 minutes and connect a trickle charger to the battery during long absences.

04

Contractor & Delivery Access

We meet contractors, tradespeople and deliveries at your home so work gets done and packages get inside — without you driving out or handing out a key.

05

Keyholder Service

Named on your alarm account as the local responder. When the siren trips at 2 a.m. or a service needs after-hours access, we're the ones who show up — so you don't have to drive out from your primary residence.

06

Mail & Package Handling

We collect, organize and forward mail to your preferred address, or scan it via email or text so nothing important waits.

Why hire a home watch service

Three reasons the North Fork demands one.

Smart thermostats send alerts. Cameras record. Leak detectors notify you. But no smart home can meet a contractor at the door when you're not there, walk the property after a storm to confirm there's no damage, or respond at 2 a.m. as a local keyholder when the alarm goes off. Between winter freezes, spring rain and hurricane season, someone local who can inspect and respond makes all the difference.

  1. 01

    A frozen or burst pipe

January on the North Fork means single-digit nights. A cracked supply line behind a wall can flood a house in hours. We catch the drop in temperature — or the drop in pressure — before you do.

  2. 02

    Wind, water and a nor'easter

Sound-front and bay-front homes take a beating. After every storm we walk the property: shingles, screens, gutters, flooding, downed limbs — and we start the response before you've called your insurer.

  3. 03

The small leak that isn't small

A slow ceiling stain, a musty smell, a failed sump pump, a tripped breaker on the fridge. Sensors can warn you. Only a person on-site can act on it.

An insurance benefit

Documented visits. Photographed conditions. On the record.

Insurers are increasingly scrutinizing second homes and vacant properties — and in many cases, requiring evidence that the home is being checked on a regular cadence. Some policies now reduce or deny coverage for water damage, freeze events or theft when a home sits unattended for extended periods.

Every visit is time-stamped, photographed and archived.

That documented record — a consistent schedule, dated photos, and written reports — is exactly what an adjuster, underwriter or attorney needs to see. It protects your coverage, supports your claim if something ever goes wrong, and gives you a paper trail your neighbor's spare-key visit never will.

More than a favor

Not the same as a neighbor stopping by.

A friend checking in is a kindness. It isn't a system. Home watch is a defined, repeatable process — the same rooms, the same equipment, the same checks, every single visit — so problems get caught early and nothing slips between owners, vendors and the calendar.

A neighbor dropping in

Well-meaning, but unscheduled, unrecorded, and rarely equipped to know what a slow leak, a failing sump pump or an early rot signal actually looks like.

The landscaper's quick peek

They're here to cut grass — not to check breaker panels, HVAC drain lines, water pressure, humidity, appliances or the interior of your home.

A camera or smart sensor

Alerts you to problems. Cannot reset a breaker, mop a drain pan, meet a plumber, or walk the exterior after a storm.

North Fork Home Watch

A trained set of eyes on a defined cadence — interior and exterior — with a written, photographed report you (and your insurer) can rely on.

Why owners choose us

Built for this stretch of Long Island — and nowhere else.

  • 01

    North Fork only.

We don't cover the South Fork, we don't cover Nassau. Our routes run from Riverhead to Orient Point — the roads, the tradespeople, the weather patterns.

  • 02

    Local, insured, licensed.

Fully insured and bonded, with the local relationships that make a Saturday-night plumber actually pick up the phone.

  • 03

    Reports you'll actually read.

Every visit ends with a clear, time-stamped report and photos. No jargon. No filler. Just what we saw and what, if anything, needs your call.

The homes we watch
